Terms and Conditions

These terms explain how UnitClose provides month-end owner-statement and bank-reconciliation software for property managers.

1. Business and service provider

Ashira is the legal business name and service provider for UnitClose. UnitClose is a public brand name used for Ashira's month-end reporting software. References to “we,” “us,” or “our” mean Ashira.

2. Services

UnitClose is web-based software that converts financial report files you export from your property-management and banking systems — such as Yardi Breeze® GL Detail and Transaction Register exports and bank activity files — into white-label owner statements and bank-reconciliation worksheets. Plans are monthly subscriptions priced by owner count, as shown on the pricing page.

3. What our services are not

UnitClose provides mathematical calculations based on data you supply. It does not provide legal, accounting, tax, audit, or compliance advice, and does not guarantee compliance with any law or regulation. Review all outputs before use; the licensed broker or property manager remains solely responsible for trust-account records, reconciliations, and anything sent to owners or third parties.

4. Your files and data handling

Uploaded financial files are treated as temporary work material under a process-and-delete model: files and intermediates are designed to be deleted when processing finishes, with a 24-hour object-storage lifecycle backstop, and generated outputs are designed to be deleted after download or within 24 hours. UnitClose never asks for your property-management or bank username, password, connection, or feed. See Security & data handling for the full model.

Do not upload files you do not have permission to process.

5. Accounts and customer information

You are responsible for providing accurate account, owner-mapping, and contact information, and for keeping your account credentials secure. Incomplete or inaccurate uploads may limit the usefulness of generated statements and worksheets.

6. Access and delivery

UnitClose is a digital service. Access is provided through your account immediately after a successful subscription payment; there is no physical shipment. See the Delivery Policy for details.

7. Pricing and payment

Current subscription pricing is listed on the pricing page: Starter at $79/month (up to 10 owners), Growth at $149/month (up to 40 owners), and Unlimited at $299/month. Pricing may change as the service evolves; changes apply from your next billing period after notice.

Payments are processed by Paddle, our merchant-of-record payment processor. Paddle may show its own checkout terms, tax handling, invoice, and payment information during checkout.

8. Refunds and cancellation

Refunds are handled according to our Refund Policy, Paddle's Refund Policy, and Paddle Buyer Terms. Payments are processed by Paddle, and Paddle handles refund requests, statutory withdrawal rights, cancellation paths, eligibility review, and refund processing timing. You can cancel a subscription at any time; cancellation takes effect at the end of the current billing period.

9. Acceptable use

Do not use UnitClose for unlawful activity, to process financial data you are not authorized to handle, to harass others, to scrape or attack the service, to resell outputs as professional accounting or legal advice, or to make final claims to owners or third parties that the outputs do not support.

10. Third-party trademarks and sources

Yardi Breeze® is a registered trademark of Yardi Systems, Inc. UnitClose is an independent software provider and is not affiliated with, endorsed by, or sponsored by Yardi Systems, Inc. We do not control the report formats or data quality of third-party systems you export from and cannot guarantee they are complete, current, or error-free.

11. Limitation of liability

To the fullest extent allowed by law, Ashira is not responsible for accounting outcomes, trust-account or regulatory compliance, decisions made from generated statements or worksheets, amounts sent to or withheld from owners, professional fees, lost opportunities, or other losses related to reliance on the service.

12. Changes to these terms

We may update these terms as the service evolves. The date at the top of this page shows the latest update.
